Landlord Fees and Charges

PRE-TENANCY FEES

Arranging and facilitating statutory compliance (this is in addition to the cost of the item itself), if not provided on instruction or undertaken by the Landlord.

Energy Performance Certificate (EPC) – standard contractor rate

Gas Safety Certificate (GSC) – standard contractor rate

Electrical Installation Condition Report (EICR) – standard contractor rate

Portable Appliance Testing (PAT) – standard contractor rate

Legionella Risk Assessment – standard contractor rate

Installing Smoke Alarms and Carbon Monoxide Detectors – standard contractor rate

Handling Local Authority HMO Licensing Applications – £150

Handling Local Authority Licensing (mandatory or selective) Applications – £150

START OF TENANCY FEES

Set Up Fee – £250 per tenancy

HMO Set Up Fee – £200 per tenancy

Fully Managed (single unit) – 10% of rent

Fully Managed (HMO) – 15% of rent

Tenant Credit & Referencing Fees – £40 per applicant

Guarantor Credit Check Fees – £30 per applicant

Deposit Registration Fee (where collected) – £20 per tenancy.  To register Landlord and Tenant details and protect the security deposit with a government authorised scheme.  Provide the Tenant(s) with the deposit certificate and prescribed information within 30 days of the tenancy start date.

Landlord Withdrawal Fee (single unit) (before move-in) – £250 per tenancy.  To cover the costs associated with the marketing, advertising, and tenancy set up should the Landlord withdraw from the tenancy before it has started.

Landlord Withdrawal Fee (HMO) (before move-in) – £200 per tenancy.  To cover the costs associated with the marketing, advertising and tenancy set up should the Landlord withdraw from the tenancy before it has started.

DURING TENANCY FEES

Additional Property Visits – £25 per visit.  Should the Landlord request property visits in addition to those within the existing Terms of Business, this covers the cost of attending the property.

Renewal Fees – £150 per tenancy.  Contract negotiation, amending and updating terms and arranging for the signing of a further fixed term tenancy agreement.

Right to Rent Follow Up Check – £25 per check.  Undertaking a repeat check on person that is on a time limited visa in accordance with the Immigration Acts 2014 and 2016.  Notifying the Home Office should an illegal over-stayer be identified.

Arrangement Fee for works over £1000 – 10% of the net cost.  Arranging access and assessing the costs with any contractor, ensuring work has been carried out in accordance with the schedule of works and retaining any resulting warranty or guarantee.

Landlord Withdrawal Fee (during a periodic tenancy) – To cover the costs associated with advising the tenant on the change and the position of the security deposit, transferring the security deposit to the Landlord or new Agent, notifying all utility providers and local authority (where necessary) and returning all relevant documents held by the Agent to the Landlord.

END OF TENANCY FEES

Tenancy Dispute Fee – £100 per tenancy.  The cost associated with the preparation of all evidence and submitting the case to the tenancy deposit scheme as well as dealing with all correspondence relating to the dispute.  This only applies when the Agent has protected the deposit.

Court Attendance Fee – £80 per hour, plus travelling and accommodation costs if required.

FINANCIAL CHARGES

Interest on unpaid commission and/or outstanding invoices for Agent fees – 8% above the Bank of England Base Rate from due date until paid.

OTHER FEES AND CHARGES

Obtaining more than three contractor quotes (for the same job) – £25 per quote

Providing an Annual Income & Expenditure Schedule – £40 annually

Arrangement Fee for Refurbishments over £1000 – 10% of the net cost.  Arranging access and assessing the costs with any contractors, ensuring work has been carried out in accordance with the specification of works and retaining any resulting warranty or guarantee.

Vacant Property Management Fee – £50 per visit.  To cover the costs associated with visiting the property to undertake visual checks on the inside and outside at a frequency mutually agreed with the Landlord.

Costs, expenses and other losses we might incur as acting as your Agent – calculated as incurred.

Pre-arranged missed/non cancelled inspection appointments by Tenant – £25 per appointment

Pre-arranged missed/non cancelled contractor appointments by Tenant – contractor standard call out charge (if contractor charges)

Rent Protection (if required and subject to Tenant passing relevant credit checks – £160 per 12 month policy; £100 per 6 month policy.

Preparing Court Papers – £150.  To complete court possession order forms, copy documentation, post all documentation to Landlord for signature and to be submitted to court (does not include the court costs, these will be additional charges as per the courts standard fees).

Submitting Money Claim Online – £100.  To submit and complete Money Claim Online forms on behalf of Landlord (does not include the court costs, these will be additional charges as per the courts standard fees).

Written Rental Valuation Letter for Mortgage or Insurance Purposes – £80.  To attend the property, carry out a valuation for rental purposes, and produce a written letter of valuation.

Attending the property, to wait for and allow access to a contractor (for example: a utility supplier wanting to change meters and giving a time slot between 9am and 1pm, or a boiler manufacturer called out under the boiler warranty for a repair giving a time slot of between 12 noon and 5pm – £50 per hour
